Four steps. No surprises.

From the day you open the catalog to the day you get the keys, here's exactly what happens.

Step 01 · Search

Browse the catalog. Filter by city, type, bedrooms, budget, amenities. Save properties you like. Every listing has been visited by us — what you see is what you get.

Most tenants shortlist 4–8 properties before requesting tours. Average search session: 22 minutes. Most-saved listings tend to be 2–3BR sea-view properties in the $3,000–$8,000 range.

Step 02 · Tour

Schedule virtual tours (free, 30 min each) from the listing page. You'll be on video call with the local agent, walking through the property. Floor plans, light direction, pool depth, kitchen storage — anything you want to see.

If you're already in town, in-person tours are scheduled the next day. Most tenants do 3–5 virtual tours before flying in, then 1–2 in-person tours to confirm.

Step 03 · Escrow

Found the one? You'll sign the lease digitally (we use a Thai/Singapore-recognized e-signature provider). At the same time, your deposit + first month + our service fee goes into escrow — held by us, not the landlord.

The landlord doesn't get a penny until your confirmed move-in. This protects both sides: you get keys before money leaves escrow, and the landlord can't be ghosted.

Step 04 · Move in

Keys handed over by the local agent. They walk through the property with you, document any existing damage with photos, set up utilities and internet if not already active, register your address with the local immigration office if required (Thailand TM30).

Most move-ins take 45 minutes. From signing to moving in: typically 5–14 days, depending on landlord availability and any small fix-up requests.

What happens after

For BestRent-managed properties: maintenance via WhatsApp, 24/7. Most issues fixed within 48h or you get the day refunded.

For landlord-managed: agent stays in the loop, follows up if response time slips. Either way, your deposit is in escrow with us — we don't have skin in the game on your landlord's side.

Average tenant tenure: 14 months. Renewal rate: 64%. Reasons people renew: the place still works, the landlord stays reasonable, the alternatives aren't better.
